Neal’s story will start with the 6 X-Factors that have driven the Bay Area’s pricing since the great recession.
#1: Neal talks about interest rates and the impact of interest rates on the Bay Area market. This is a huge factor that affects affordability in the Bay area.
#2: Next, Neal moves on to Job Growth, and specifically tech job growth which is a key driver of the Bay Area’s real estate market. Find out if the jobs growth numbers are holding up, or will the layoffs ruin the party?
#3: Coming in at number 3 is the Big A word: AFFORDABILITY. Can the residents of the Bay Area afford to buy homes? What percentage of the Bay Area can afford homes here? What are the median incomes needed to buy homes in the major Bay Area cities? What are the median monthly housing costs in the various cities. Learn all of these key decision factors in Neal’s presentation.
#4: Housing supply is so important in NIMBY-driven Bay Area policy. Is the government finally making the policy changes needed, or is housing supply going to continue to be restrained in 2019?
