We are your "Out-of-the-Box" lender and can do loans that most other banks and lending institutions can't or won't including HARP, high dollar loan amounts, which includes 3-5% down up to $10 MM and can do foreign nationals, multi-million dollar homes and commercial in almost all 50 states.

Our loan amounts start at $100,000.

NO POINTs and low fees for all of our traditional loans, usually no more than $1300 including processing and underwriting, etc.

Special portfolio loans from $300K to $30MM for your commercial borrowers as well as other commercial products.  For smaller investors, we can finance up to 10 properties 1-4 units, over $50,000 each including primary residence.

Additionally, we can do loans 1 day after BK, foreclosure or short-sale, currently from 5.5%-7.5% with as low as 20% down depending on the situation, time since occurrence and current credit.

The newest program we have is for builders and buyers who need construction to perm lending, where the builders even get 10% upfront towards costs upon borrower approval, and the rates can be locked in with rates starting in the 2's during construction.

We even have a 90-95% program depending on price and credit with no mortgage insurance for conforming and jumbo loans with as low as 3-5% down and no MI.

Our VA and purchase loans are in the top 4 in the nation for closing in 30 days or less.

 If a buyer hasn't yet found a home, they can get approved and lock in the rate and if it goes lower, will get that rate.

Our bank statement program just started.  It is for self-employed and we take 12 months bank statements from all accounts and average it out so they don't have to use tax returns where they have written a lot off.
