AUGUST 2012 LLoSD meeting

Finally we HIT the STAGE!

Fittingly it falls on a HOT AUGUST NIGHT!

So, cruise on down in your classic hot rod, and get nostalgic, because we are taking a trip down cash flow lane!

Our very own Jason Kennedy and Jasmine Willois will be cracking the case to successful out-of-state real estate investing. If you've ever been curious as to where to start, or asked yourself, "what are the keys to successful out of state investing," then this is your meeting.

Whether you already own, or are considering an out-of-state investment, come hear Jason and Jasmine discuss their motto, "Live where you want, INVEST where it's SMART!"

Topics & Q&A include:

How to determine where to invest your real estate money, based on your comfort zone.

What's changed since the real estate market crashed?

Come hear Jasmine & Jason discuss what most wholesalers consider taboo!

· *To HUD or not to HUD? That is the tenant question.

· *Are the property taxes variable or stable?

· *What extra cost is involved with the season changes in the area I’m considering?

· *Should you be asking questions about; scorpions, red clay, city codes, secret government list?

· *How to make your vendors think you make unannounced visits to your property on a whim.

· *HVAC units how to protect them from being stolen. What works and what doesn’t.

· * How to property vet a out of state property manager

· *How to find TRULY independent research on the economic health of the investment area. Are there really jobs anywhere?

· *Ideas that can help your tenant cooperate and show your home while they are still living in the residence.

· *How to attract and determine if you found “GOOD” tenants.

Without the proper, independent due diligence most of your projected profit can be eaten up by evictions, violations, utility bills, unexpected renovations, etc. Yet, out of state investments offer price ranges and returns that warrant some consideration. Sometimes these items are left out intentionally and sometimes wholesalers just don’t know and you don’t know to ask. It’s up to you to find out. Investing out of state requires some creative and proactive steps. It is NOT passive.
